Victoria Mills was developed in several phases commencing in 2004 starting with Old Mill & finishing in 2008 with Northern lights. Not only does it hold 449 luxury apartments but also wonderful onsite amenities. Victoria Mills was designed to create a community feel. Following completion of the development, Saltaire Facilities Management Ltd (the landlord) appointed a property management company. In June 2021 Rendall & Rittner (R&R) was contracted by Saltaire Facilities Management Ltd as the Managing Agent, to manage the collection of service charge monies, pay invoices, be the point of contact for Leaseholder queries/concerns and to advise the Directors on various issues such as health & safety, insurance, lease infractions etc. Rendall & Rittner is contracted for the day-to-day management of the Estate with any major works being overseen by relevant professionals under the required Section 20 process.
R&R is therefore your point of contact for any matters relating to everyday site maintenance issues, service charges or general concerns that you may have about the site communal areas. If you rent your apartment and from time to time you experience issues such as the occasional locks not working, boilers breaking down, windows leaking or not operating properly to something as simple as a leaking tap, your first point of contact should be your letting agent or landlord. Please be aware that problems within an apartment such as these, remain the leaseholders or their letting agents responsibility.
The importance of the Lease is paramount to the successful running of the Estate and Leaseholders are advised to acquaint themselves with its contents.

All Apartments have one parking space in the MSCP car park and residents are asked to always park with consideration for others. Residents with multiple cars can purchase additional permits through Bay Sentry. Surface car parking is also available to visitors for 3h free of charge thereafter parking can be purchased on a hourly basis through the ringo app. Bay sentry Enforcement is an independent company contracted to provide ANPR cameras and monitoring along with a portal for each apartment and they regularly patrol to check on inconsiderate parking and charges will ensue in accordance with the signage placed. There is an on-site team based at the lodge, who provide cleaning, gardening and general maintenance of communal areas to a high standard comprising cleanliness, minor maintenance issues and overall management of visiting contractors and waste collections. They are employed by the Managing Agent (R&R) to provide a more efficient service to all. Their hours of work are clearly posted on the site office door, lifts and notice boards in each building.
At Victoria Mills we have a very simple procedure for out of hours emergencies which is displayed in each block and on Facebook. Whilst we appreciate some things may be more important to some people than others, to be clear an emergency would be fire, flood, lift entrapment, where there is a risk of injury, or where there is danger to life.
For non-emergencies we will endeavour to help if one of the team is available, however a call out charge would apply, these charges are displayed in each block and on our official Facebook page and the cost must be accepted by the leaseholder. If you rent your property and would like to request someone attends to a non-emergency, you need to speak to your landlord and ask them to call the out of hours team on 0203 764 5587.
Holiday let’s and Airbnb are not permitted
The fire alarm sounders are checked weekly, normally on a Friday morning. There is a ‘Stay Put’ policy in place, so you can remain in your apartment in the event of a fire unless you feel unsafe to do so or are told to evacuate by the Fire Service. It is asked that you do not smoke in the communal stairwells or the garages (MsCP & undercroft).
Whilst the site is well served by security cameras, there is no physical security presence on site. It is therefore important that residents are vigilant and play their part in overseeing the safety of both their own and our communal property and possessions. Always ensure that entrance doors to buildings are firmly closed. Please do not allow others to gain access via your fob. Please contact R&R if you lose your door entry fob to gain a replacement (charges apply).

Your Lease does not allow you to keep pets of any sort.
Any alteration to your apartments, whether merely replacing a boiler or carrying out more extensive alterations, needs to be notified to R&R to gain written permission from the Saltaire Facilities Management Ltd.
The general waste bins and recycling bins are emptied on a Wednesday on alternate weeks. There are 2 bin stores areas located next to the lodge and the other at the rear of Northern Lights (close to the MSCP). When disposing of cardboard boxes, please break them down to conserve space in the bins and ensure normal household rubbish bags are securely tied to prevent mess in the bins and avoid attracting vermin. Bulky items (including Christmas trees), and/or electrical items, should be taken to the local Household Waste Recycling Centre.
Victoria Mills is a short walk of approximately 3mins to both Shipley and Saltaire train stations where you can board a train to both Leeds or Bradford. It’s a short ride into both cities of only around 15mins and trains are frequent making Victoria Mills an attractive place for commuters or those who enjoy a city experience.

We are only 8miles from Leeds/Bradford Airport makes Victoria Mills a convenient place to live for those taking pleasure breaks or making business trips.
Everyone choosing to live in an apartment must accept they have an obligation to respect their neighbour’s right to peace and quiet. The Lease has specific and enforceable provisions covering this matter. If you experience any problems, in the first instance we would ask that you attempt to resolve the issue amicably with the people concerned as they may be unaware that they are causing a nuisance. If that proves unsuccessful, and you are an apartment owner please contact R&R however if you rent your apartment please contact your letting agent clearly explaining the issues to enable it to be dealt with in an appropriate manner. Please note, noise disturbance can depend on different people’s perceptions and tolerance levels.
There is a central delivery point at the Lodge which has part time hours. The Team can take deliveries on behalf of residents when open to assist when you’re not at home. Please check the opening times on notice boards and in lifts as parcels along with any other items cannot be left in communal areas in the terms of the lease which is for safety to all in the event of evacuation – therefore you must make their own arrangements for receipt of parcels when the parcel room is closed.
The on-site team maintains the gardens. If you have any gardening queries, rather than speaking directly to one of the gardeners, please contact facilities@victoriamills.co.uk who will consult with the team regarding your concerns.
Please feel free to use the gardens of the estate to enjoy. However, please respect the rights of other residents to enjoy the peace and quiet within their own homes by refraining from excessively noisy behaviour. For their own safety, children should always be accompanied, especially in the vicinity of access roads, garage doors, steps/stairways, and the water feature. There have been isolated incidences of anti-social behaviour by non-residents. The advice is to report these to the police on the non-emergency number 101.
Windows are cleaned periodically, our on-site team will provide advance notice. The cleaners use poles with brushes on so you will hear them as they clean your windows. Please ensure your windows are closed. If left open, to avoid any water damage to your property, they will not be cleaned.
The water and electricity meters for each apartment are held in a locked communal meter rooms in each building. Our onsite team take meter readings on request. This is usually done on a Monday and Friday each week except bank holidays.
Please note that if a bank holiday is on a meter reading day your read will still be done but on a different day.
